Planning Board

The Niagara Falls Planning Board was created under Article XVII Section 17.4 of the Niagara Falls City Charter. The Planning Board is composed of nine (9) members who are appointed by City Council for three (3) year terms. Planning Board meetings are generally scheduled twice per month; however, meetings may be cancelled due to lack of agenda items or quorum. The Board is led by the Chairman and Vice Chairman. Unless otherwise noted, the board meets on Wednesday evenings at 6 p.m. in the City Council Chambers at 745 Main Street.

Description of Duties

To prepare, adopt, and from time to time revise a comprehensive master plan containing recommendations for the orderly physical development of the City.

To advise the City Council or any other body, department, official or agency having jurisdiction, with respect to any subject of the master plan or to any policy or procedure relating thereto to the end that the master plan shall serve as a guide for public policies, procedures, and actions relating to the subjects thereon.

To study and consider all proposed amendments to the zoning ordinance of the City, including all proposed changes in the boundaries of districts established thereby, and to submit to the City Council a definite recommendation thereon, previous to the adoption of any amendment by the City Council.

To pass on the plats of all proposed subdivisions. 

To advise the City Council with respect to the proposed acquisition or alienation of land. 

To advise the City Council with respect to any proposed change in the official map of the City.

To advise the Board of Appeals with respect to the granting of special permits as provided in the Zoning Ordinance.

To advise the Board of Appeals with respect to appeals pertaining to access in relation to the official map.
